Helping Families Find More Than a House—Helping Them Find the Right Home

Finding the right home is about more than square footage. For families living with disabilities or raising a child with special needs, it's about accessibility, support, healthcare, schools, therapies, and a community where everyone can thrive.

At Payne Realty, we understand because we've lived it.

We proudly serve families throughout Parker, Aurora, Centennial, Denver, Colorado Springs, Fountain, and surrounding Colorado communities, helping buyers navigate the home buying process with compassion, patience, and personalized guidance.

Meet Kelli Payne

For Kelli Payne, helping families isn't just a specialty—it's personal.

As the mother of four boys, including two with special needs (only three wanted to be photographed), Kelli understands the unique challenges families face when searching for a home that truly supports their lifestyle. From accessibility and therapy appointments to schools, healthcare, and community resources, she knows that choosing the right home is about so much more than bedrooms and bathrooms.

For more than a decade, Kelli has helped Colorado families buy and sell homes while building a business centered on compassion, trust, and service.

Her goal is simple: to help every family find a place where they can feel supported, comfortable, and at home.

Every Home Sold Makes a Difference

Kelli's passion for serving families extends beyond real estate. She is the founder of KP's Purpose, a Colorado nonprofit that provides meal assistance for parents staying with their hospitalized child during extended stays at Children's Hospital. When a child is hospitalized, parents shouldn't have to worry about how they'll afford their next meal. Through KP's Purpose, Kelli is helping fill that gap so families can focus on what matters most—their child. Every home bought or sold through Payne Realty helps support this mission, with a portion of every closing donated to KP's Purpose.

Testimonials from Special Needs Families

  • As someone who is autistic buying my first home felt overwhelming and honestly a little intimidating. There were so many steps, so much paperwork, and so many decisions to make that I wasn’t sure I could do it. Grateful I found Kelli. From the very beginning Kelli was patient, understanding, and never made me feel rushed. She took the time to explain everything in a way that made sense to me and always made sure I was comfortable before moving forward. If I had questions, she answered them. If I needed more time to process information, she gave me that time without pressure. What I appreciated most was that Kelli treated me with respect throughout the entire process. She listened to what I wanted in a home and helped me focus on finding the right fit instead of trying to push me into making a quick decision. There were moments when I felt nervous and unsure but Kelli was always there to guide me and remind me that I could do this. Her encouragement and support gave me the confidence I needed to keep moving forward.Today I am a homeowner for the very first time, and it still feels surreal. Owning a home is something I dreamed about for years and I’m so grateful to Kelli for helping make that dream a reality. If you’re autistic, neurodivergent, or simply nervous about buying a home for the first time, I cannot recommend Kelli enough. She is kind, patient, knowledgeable, and truly cares about the people she helps. Thank you Kelli for helping me achieve something I once thought was impossible.

  • As a special needs mom, I’ve experienced both some of the happiest and hardest moments of my life with Kelli by my side. Years ago I moved to Colorado with my two young children one of whom has severe disabilities. As a single mom, I never thought owning a home would be possible. I was overwhelmed by the process and unsure where to even begin. From our very first conversation Kelli made me feel like I could do it. She took the time to explain everything, answered every question, and helped me believe that homeownership was within reach. Because of Kelli’s guidance, I was able to buy my very first home. It wasn’t just a house it was security, stability, and a place where my children could feel safe and loved.Several years later life took an unexpected turn when my child was placed on hospice. I made the difficult decision to move back to my home state to be closer to family and my support system. It was one of the most emotional and heartbreaking times of my life. Once again, Kelli was there for me. She helped me sell my home with compassion, patience, and understanding. She knew this wasn’t just another real estate transaction. She understood the emotions behind every decision and supported me through the entire process. She handled everything with such care, making a difficult situation so much easier than it could have been. What I appreciate most about Kelli is that she truly understands special needs families. She understands that our homes are often more than just places to live they’re carefully chosen environments that support our children’s unique needs. She never made me feel rushed, judged, or like my concerns were too much. Whether she was helping me buy my first home or helping me sell it during one of the hardest seasons of my life Kelli always treated my family with kindness, respect, and genuine compassion. If you’re a special needs family looking for a Realtor who truly understands, there is no one I would trust more than Kelli. She doesn’t just help people buy and sell homes she cares deeply about the families she serves. I will always be grateful for everything she did for me and my children.

  • As a single mom with an adult special needs child buying a home felt overwhelming and honestly a little scary. I wasn’t just making a decision for myself I was making a decision that would impact my child, their routines, their comfort, and our future. As a first time homebuyer, I was terrified of making the wrong choice. Thankfully  I had Kelli by my side every step of the way. What should have taken a few months ended up taking an entire year because I was so nervous to commit. Kelli found so many wonderful homes that would have worked for us but I kept second guessing myself. Not once did she pressure me or make me feel like I was wasting her time. Instead she continued to show up with patience, understanding, and encouragement. As a special needs parent herself, Kelli truly understood why I was being so cautious. She knew that finding the right home wasn’t just about bedrooms and bathrooms it was about finding a place where my adult child could feel safe, comfortable, and thrive. Throughout the year Kelli answered countless questions, showed us home after home, and never lost her positive attitude. She helped me evaluate each property based on our family’s unique needs and always made me feel supported in the process. When we finally found the right home I knew it immediately. It checked all the boxes we had been searching for, and for the first time I felt completely confident moving forward. Looking back, I am so grateful Kelli never gave up on us. If you’re a special needs family looking to buy a home I cannot recommend Kelli enough. Her patience is unmatched, her knowledge is incredible, and her heart for helping families truly shines through in everything she does. She didn’t just help us buy our first home she helped us find peace of mind and a place where our family can build our future. We will always be grateful for her dedication, kindness, and endless patience.

  • As a wife and mother of a family with unique needs, I always assumed homeownership was something that was years away for us. My husband is autistic, all of our children are autistic, and between daily life, therapies, and the financial responsibilities that come with raising a special needs family, we believed we still had a long time left to save before buying a home would even be possible. Then we met Kelli. From our very first conversation, Kelli took the time to understand our family’s specific needs and challenges. She listened without judgment, answered every question we had, and helped us understand options that no one had ever explained to us before. What shocked us most was learning that we didn’t need to wait years to buy a home. Kelli connected us with the right lender, walked us through the process step by step, and showed us that homeownership was much closer than we ever imagined. What felt impossible suddenly became achievable. Throughout the entire process Kelli was incredibly patient, knowledgeable, and supportive. She understood how important routine, comfort, and the right environment were for our family and helped us find a home that truly fit our needs. Today we are homeowners for the very first time and it’s all because Kelli helped us see possibilities where we only saw obstacles. She didn’t just help us buy a house she helped make a dream come true for our entire family. If you’re a special needs family and think homeownership is out of reach talk to Kelli. She understands, she cares, and she will work tirelessly to help you find a path forward. We are forever grateful for everything she did for our family.

  • As a mother there’s nothing more rewarding than watching your children achieve their dreams. My son and daughter in law both have special needs and for a long time  they weren’t sure homeownership would ever be possible for them. The process felt overwhelming and they didn’t know where to start.Thankfully we found Kelli. From the very beginning Kelli treated them with kindness, patience, and respect. She took the time to explain every step of the process in a way that made them feel comfortable and confident. She never rushed them, never talked over them, and always made sure they understood their options before making any decisions. What stood out most was how much Kelli genuinely cared. She wasn’t focused on just closing a transaction she was focused on helping my son and daughter in law achieve a dream they never thought was within reach. She helped them navigate the entire process, connected them with the right professionals, and was always available when questions came up. Because of Kelli’s guidance and encouragement, my son and daughter in law became first time homeowners. Seeing the pride on their faces when they received the keys to their very first home is a moment our family will never forget. If you are a special needs individual, a caregiver, or a family member helping a loved one navigate the home buying process I cannot recommend Kelli enough. Her patience, compassion, and dedication make all the difference. She truly believes in her clients and helps them see possibilities where they once saw obstacles. We will always be grateful for the role Kelli played in helping our family reach this incredible milestone.

  • As a father of a child with one of the most severe forms of cerebral palsy, finding the right home wasn’t just about square footage or location it was about accessibility, safety, medical equipment, caregiving needs, and making sure our son could comfortably navigate daily life. On top of that we had a very specific challenge our son is frequently hospitalized and we needed to be extremely close to the hospital. That requirement alone made finding the right home incredibly difficult. We knew our options would be limited but Kelli never treated our situation like it was impossible. From day one, she listened, asked questions, and took the time to truly understand our family’s needs. What impressed me most was her patience and the fact that she did everything she said she was going to do and then some. Kelli understood that many of the homes that work best for special needs families are not always actively listed on the market. Instead of waiting for the perfect home to appear she got creative. Through her marketing, networking, and outreach, she connected with homeowners who were considering selling and gave us opportunities to view homes before they were ever listed publicly. Because of her efforts we found the perfect home that wasn’t even on the market. It met our accessibility needs, kept us close to the hospital for emergencies, and gave our family peace of mind knowing we could get our son the care he needs quickly when necessary. Throughout the entire process Kelli was professional, compassionate, and incredibly dedicated. She kept us informed every step of the way, advocated for our family, and made what should have been a stressful and overwhelming process feel surprisingly easy. If you’re a special needs family looking for a Realtor who truly understands the unique challenges you face Kelli is the person you want in your corner. She doesn’t just help families buy homes she finds solutions where others see obstacles. We are beyond grateful for everything she did for our family and the home she helped us find.

  • As a special needs mom finding the right home has never been as simple as picking a house we liked. Our family’s needs are unique and we needed a Realtor who truly understood that. Over the years Kelli has helped us sell 2 homes and purchase 3 homes and I can’t imagine going through those transitions with anyone else. What sets Kelli apart is her patience, compassion, and understanding. As a special needs mom herself she truly gets it. She understands that every detail matters when you’re trying to create the safest and most comfortable environment for your child. Our search was especially challenging because our daughter experiences seizures that can be triggered by sudden noises. Kelli took the time to understand our concerns and helped us find a wonderful home that met those needs. Later when we discovered that the altitude was affecting our daughter’s breathing we were devastated and faced another move. Once again Kelli stepped in with patience and determination never making us feel like we were asking for too much. She listened, advocated for us, and worked tirelessly until she found the perfect home for our family. Today we’re finally in a place where we feel at peace and can truly see ourselves staying for the rest of our lives. If you’re a special needs family looking for a Realtor who understands the challenges, emotions, and unique considerations involved in finding the right home, I cannot recommend Kelli enough. She doesn’t just help families buy and sell houses she helps them find the place where they can thrive.
